Board Meeting
Tuesday, March 3, 2015

Present: Board Members – Allen Kressman, Boris Todorov, and Matt Lengeranli. Also, Kathy Kosher.

Allen opened the meeting at 7:00 PM.

Allen announced that one of our residents, Gina Benvenuto, is being honored as an inductee into the Atlantic County Women’s Hall of Fame. All congratulated her for this achievement.

• Guest Speakers – Allen advised there would be 2 guest speakers and introduced the first guest, Captain J. Culbertson of the Ventnor City Fire Department.
• Fire Safety – Captain J. Culbertson spoke on fire safety especially the importance of having working detectors (both carbon monoxide and smoke). Additional information and a copy of his presentation are available in the Management Office.
• Boating Safety Courses – The 2nd speaker was introduced, Cal Bartechko. Cal spoke on the issues of boating safety and the need to have a boating safely certification in order to operate any vehicle on the water. He advised when and where classes are available. Additional information is available at the Management Office.
• State Certified Fire Inspection – This inspection was done on January 19, 2015, and Waterview is now in compliance. However, though all residents were advised in advance of this inspection, 1/3 of the units were deficient in having the appropriate working detectors.
• Gas Meter Vote – The outcome of the vote was overwhelmingly against installing individual meters.
• Mansards and Decks – As soon as weather permits, this work will begin. Bids were taken and a contractor selected. The contractor’s bid for the deck restaining was less than could be done in-house. Decks needing repairs will be done prior to staining. One resident addressed the need for advising residents in advance of work being done. Allen said notice would be given. Another resident requested that the deck steps have some kind of non-slip surface be applied. The Board will look into this.
• Recreation Room – The Board asked for opinions on adding a meeting room in the back of the fitness room. It would be something all residents could enjoy and it would be free to all members. It could be a lounge area with seating, books, tables, etc. The Board will be asking residents for their input.

• Pool Furniture and Fence – New pool furniture will be purchased prior to the season opening. However, the fencing around the pool will have to wait for next year due to all the other ongoing projects
• Roofs¬ – Waterview was able to replace several roofs with a new type of roofing. The Board was able to get this done at ½ the price of prior work with better materials and better warranty.
• Budget – Budgets were reviewed and all accounts were in good shape.
• Aged Receivables – Two major accounts in deficiency will be going to Sheriff Sale within 4 to 6 weeks. Another major deficiency is in a rent receivership which is going very well with a rent collection of $1,250 per month.
• Snow and HVAC Contractors – Allen announced that before anyone hears of rumors of this issue he wanted to alert residents of problems we are having which may have to be settled legally.
• Open Discussion – Residents spoke on the following:

1. Snow removal issues including the width of the snow blower pass being made on Burk Avenue, parking lot spaces being shoveled, and the outer perimeter walks not being shoveled. Though the office may be closed at a time when there are complaints, one resident suggested that they could take pictures of the problems and forward them to the office.
2. Additional security cameras should be installed. Waterview has installed cameras in 3 areas and will be installing additional.
3. Answering Service needs to have quicker response time. Residents have been on long holds before being able to get to the Service. The Board will take action on this.
4. There should be no signs in windows. This is against the Waterview By-Laws.
5. The question of whether solar panels are still being considered was asked. The Board is still looking into this issue to find something compatible to Waterview.
6. Residents thanked the Board for all the things that have been done with no assessment nor condo fee increases. All applauded.

Board Meeting May 12, 2015
WATERVIEW CONDOMINIUM ASSOCIATION

Tuesday, May 12, 2015 – 7:00 PM

Annual Board Meeting

Present: Steve Lipshutz, Boris Todorov, Sheri D’Ottavio, and Matt Lengeranli; and

Kathy Kosher, Management Office.

Steve Lipshutz opened the meeting at 7:00 PM.

 Ballots – Counting of the ballots were being done in the Management Office.

Noreen Tkacz, the judge of elections, and Kathy were tallying the ballots as the

meeting begun.

 Guest Speaker – Guy Riska of Global Risk Partners spoke regarding the

importance of having homeowners contents insurance. Additional information is

available at the Management Office.

 Aged Receivables – Receivables were reviewed and it was noted that all units

are paying condo fees.

 Election Results – The following were elected to the Board of Trustees for the

2015 – 2017 term:

Val Andreev – 32,057 Votes

Matt Lengeranli – 42,422 Votes

Haisam Soliman – 27,597 Votes

Boris Todorov – 46,627 Votes

 Open Discussion:

Larry Horn thanked the Board for the added security cameras. Other members

asked for additional lights especially on Dorset Avenue. The Board noted that

they were moving to LED lighting.

Courtyard behind Marshall Avenue was a mess. The Board advised they would

send notices to have this corrected.

It was requested that the shed policy be sent to all members as it was felt

everyone was not aware of this policy. (Note: The shed policy is available at the

Management Office).

Members advised that some decks were in bad shape and needed repair prior to

staining. Any problems should be reported to the Management Office so repairs

can be made.

One unit owner indicated she had received damages from the power washing.

She was advised to bring the receipts with a letter or note of explanation to turn

over to the contractor.

The Board advised they were in the process of obtaining bids for the capping

above the mansards as they are in bad shape.

Members noted that the painting of the mansards and decks was moving too

Board Meeting

Present: Board Members – Allen Kressman, Karol Kulakowski, Matt Lengeranli and

Haisam Soliman.

Allen opened the meeting at 10:00 AM.

 Board of Trustees Officers – Board Officers are as follows:

Allen Kressman – President

Karol Kulakowski – Vice President

Boris Todorov – Treasurer

Matt Lengeranli – Secretary

 Board Meeting Dates – November 1, 2015, and May 10, 2016. Times for both

dates will be 7:00 PM in the Community Room. In addition the Board Members

will meet every 2nd Tuesday of the month. The November and May meetings will

be published in the local newspaper, bulletin board and the newsletter.

 New Board Members – New Board Members were welcomed and brought up-

to-date on current Board items.

 Roofs – There are multiple problems with roofs. Board agreed to install new

roofs as needed.

 Mansards Capping – Capping above mansards needs to be replaced. Board

will look into this in the near future. The Board will also be asking residents for

any recommendations.

 Employee Summer Hours – Hours have been changed to better service

owners during the busy summer hours.

 Noise Complaint – A resident complained neighbor was disturbing her peace

during early morning hours. Management will contact attorney on how to

proceed.

 Pool – After the very cold winter there were major issues with the pool pipes,

pumps, etc. Board members are working on these problems to make sure the

pool is open as scheduled.

 Lounge – Renovations and how to proceed were discussed.

Board Meeting

Present: Board Members – Allen Kressman, Karol Kulakowski, Boris Todorov and

Matt Lengeranli.

Allen opened the meeting at 10:00 AM.

 Mansards – Mansards project has been completed.

 Surveillance Cameras – Cameras have been installed in the Burk Court /

Dudley Court parking lot.

 Pool Party – Pool party was approved for Labor Day.

 Property 5605 Marshall Avenue – This property was obtained by a Sheriff

Sale due to delinquent condo fees. The residents will be evicted on August 11,

2015. According to Nick upon his filter change schedule he noted this unit is in

deplorable condition and will need a lot of work before it can be rented.

 HVAC Electric Issues – Upon inspection from 2 independent electricians it was

discovered that there were multiple electrical problems with the HVAC. These

problems were cited by the electricians as violations that could cause damages.

The Board is getting bids for a quick solution.

 Decks – The deck project will resume once the weather abates.

 Ants – There have been many complaints about ants. There has never been a

time when we have seen such an infestation that can be remembered. The

Board is looking into this situation.

Board Meeting

Present: Board Members – Allen Kressman, Karol Kulakowski, Boris Todorov and

Matt Lengeranli.

Allen opened the meeting at 9:00 AM.

 Handicapped Parking Spaces – An owner has complained that a handicapped

spot has been removed from the Marshall / Dorset Avenue parking lot. Waterview’s attorney advised that only one handicapped spot is

required in each lot. There are still handicapped spots in that lot and by

removing one handicapped spot Waterview was able to add 2 parking spots.

 HVAC Electric Work – The emergency HVAC electrical work has been

completed by Yianni’s Electric Co. This work was necessary due to prior

contractors wiring not to code which could cause damages.

 HVAC Serial Number Tags – Some serial number tags are missing from the

outside of the HVAC units. At the current time there is no way to determine

what happened to these tags.

 Labor Day Pool Party – The Labor Day Pool Party was a big success.
